Midwood Homes is a licensed real estate brokerage in the State of Texas, TREC License #9016768. A designated broker oversees all licensed activity in accordance with Texas law. Nothing on this Site guarantees representation until a brokerage relationship is established in writing as Texas law requires.

2. Use of the Site

You may use the Site for lawful, personal, non-commercial purposes connected to researching real estate or contacting us about our services. You agree not to:

  • Violate any applicable federal, state, or local law
  • Scrape, data-mine, or systematically extract listing data in violation of MLS/IDX rules
  • Attempt unauthorized access to any part of the Site or its underlying systems
  • Interfere with or disrupt the Site’s operation, servers, or network
  • Use bots, crawlers, or other automated tools to access the Site without our prior written consent

By continuing to use the Site, you also agree to the following regarding SMS communications:

  1. We may use SMS to confirm appointments, send reminders, and notify you of schedule or other important updates.
  2. You can opt out at any time by texting “STOP.” We’ll confirm your unsubscription by SMS, after which you won’t receive further messages from us. To resume, simply sign up again as you did initially.

  4. Carriers aren’t liable for delayed or undelivered messages.

3. Property Listing Information (IDX/MLS Disclaimer)

Listing information on this Site comes through an IDX feed from the local Multiple Listing Service and is believed reliable but not guaranteed accurate by us or the MLS. Details such as price, square footage, availability, and photos are supplied by listing brokers and are subject to change without notice; all information should be independently verified. Listings belonging to a brokerage other than Midwood Homes remain the property of their respective listing brokers, shown courtesy of the MLS.

7. No Warranty

The Site and its content are provided “as is” and “as available,” with no warranties of any kind, express or implied — including merchantability, fitness for a particular purpose, or non-infringement. We don’t warrant that the Site will be uninterrupted, secure, error-free, or that listing information is complete or current.

8. Limitation of Liability

To the fullest extent the law allows, Midwood Homes and its brokers, agents, and employees are not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of, or inability to use, the Site — even if we’ve been advised such damages were possible.
